A credible contractor does more than deliver quality craftsmanship. They communicate clearly, stick to timelines, provide realistic estimates, and operate with transparency. But how do you know if you're hiring the right team before the work begins?
Here are five essential questions to ask before signing any contract:
1. Are you licensed, bonded, and insured?
This is non-negotiable. A licensed contractor has met state and local requirements to operate legally. Bonding provides financial protection if the contractor doesn’t complete the job or meet obligations. Insurance protects you (and them) in case of accidents or property damage. Always ask for proof—and verify it.
2. Can you provide references or examples of similar work?
A trustworthy contractor will gladly share photos of completed projects or connect you with past clients. Ask for examples that are similar in size and scope to yours. Even better—check online reviews and ask around locally.
3. What does your contract include?
Your contract should spell out the scope of work, estimated start and finish dates, payment schedule, warranties, and materials. If anything is vague or missing, ask for clarification. A detailed contract protects both you and the contractor and reduces the chance of surprises later on.
4. Who will be on site, and how is the project managed?
You want to know who to expect at your home each day. Will the contractor be on site regularly, or will subcontractors handle most of the work? Ask how the project is supervised and how communication will be handled. Regular check-ins and updates are key to a successful project.
5. How do you handle changes or unexpected issues?
Even the most carefully planned projects can encounter surprises—hidden water damage, permit delays, or design changes. Ask how they handle change orders and whether you’ll be notified (in writing) of any additional costs or time adjustments.
